Linda and Harry, 1104 Bentham Drive, Located in Sheffield Manor, were referred to us by their neighbors, The Bertons - we helped The Bertons sell in January, due to innovative marketing and lifestyle video we helped the Berton's sell their home sight unseen in less than 5 hours!

After meeting Linda and Harry and seeing their beautiful home for the first time, our eyes lit up with all the wonderful possibilities their home had to offer. They had discovered mold and were in the process of handling the repairs.

When we first came into the home, the laundry room had been gutted down to the studs. The kitchen island was being removed and the subfloor beneath replaced, and all the hardwood floors were in the process of being refinished on the entire first floor.

Underneath the projects, disrepair, sanded floors, peeling wallpaper, and plastic we saw MAGIC. It could be hard for some to see past the state the home was in, for us, it got our creative juices flowing!

They had recently repainted and had stunning drapery installed in the formal dining and formal living, however, the remainder of the home had not been updated in 30 plus years.

After knowing we were the perfect match for the sellers, we got to work!

REPAIRS, STAGING + DESIGN

Trust is an important aspect of the relationship between the listing agent and the seller. A seller wants to and should be confident in the knowledge, expertise, and skillset of the agent they choose to work with. In this case, our listing agent, Devin Curlings, and the team evaluated the home and advised the sellers what repairs, changes, and investments should be made in order to get this house market-ready. 

We immediately brought in our stager/designer, Alisa with Linden Creek, to help with paint colors, carpet, cabinet colors, and hardware. In addition, we brought in vendors to provide estimates for paint, carpet, and a handyman to look at miscellaneous items throughout the home. We also arranged our trusted landscaper, Easley Does it, to freshen up the yard and cut back the bushes to show the stunning curb appeal this all brick estate had to offer.

This home was the perfect marriage of new meets old. Charm that is no longer offered. 

Dentil Molding throughout, rooms that open to another, mosaic tile, and endless built-ins. We needed to highlight all the lovely things about this home but yet put a modern twist on it. We went through many ideas and Linden Creek Staging NAILED IT! We staged the entire first floor and master bedroom and vignetted the rest.

LIFESTYLE VIDEO

A crucial piece of selling a home quickly and grabbing eyes is Lifestyle Video. This not only attracts buyers, but it will attract the RIGHT buyer - the person that is stumbling across exactly what they are looking for, seeing it with movement and flow, with a storyline and people inside. We helped organize a lovely family to be featured in the home to show all its glory. Mercedes Benz of Cary was kind enough to lend a car for video day and then it was ready, set, ACTION.


Our videographer Damien did a fantastic job with this one, and the listing agent, Devin assisted in the production of what she felt, was "a motion picture. It was fabulous, and everything I could have envisioned."

MARKETING

Marketing is m a g i c ... when it is done correctly and in the right way. We pride ourselves in the ability to market to anyone, anywhere, at any price point. The key here, is the strategy involved in marketing to the RIGHT people, and it pays off. We do not deploy the same advertising and marketing techniques to every listing we have, it is tailored towards the home, and it is effective. After a weekend FULL of 23 showings. Lots of calls during Coming Soon, we received a record-breaking offer. Record-breaking for the neighborhood, and just maybe even record-breaking for Raleigh.

$205,000 over list price with $250,000 in Due Diligence!
